Space were commissioned by the Cleveland Police Authority to provide a residential masterplan for their Ladgate Lane site in Middlesbrough. The site has a striking tree lined perimeter, as well as an existing feature landscape space, which is retained as part of the proposals, together with the introduction of new pedestrian routes that will link beyond the site. The site has been inaccessible to the public for over twenty years and re-integrating it with the neighbouring community is a key driver in our approach. Working in collaboration with GVA Grimley, EC Harris and WSP Transportation we produced initial schematic strategic options for the first round public consultation event and then followed that up with a site parameter plan. We subsequently prepared an outline masterplan for approximately 350 dwellings. This process has involved close liaison with Middlesbrough Council regarding their strategic regeneration and statutory planning agenda. The proposals received outline planning approval and are currently being progressed with private housing developers on site to deliver the new homes.
